Understanding the New Infrastructure
for Real-World Places

Reality

The Physical World

Buildings, campuses, parks, and public spaces — where people gather and spend time. These locations can host digital media, experiences, and value tied directly to place.

The Problem

A New Digital Asset Class

A new asset class is forming around real-world locations through augmented reality (AR), spatial media, and connected experiences. It is growing rapidly, but today often exists without clear ownership, authorization, or coordination.

The Solution

The New Infrastructure

Digital Rights Network provides the infrastructure for managing Digital Rights across real-world places — allowing property owners to define, authorize, and activate digital experiences, including augmented reality (AR) advertising and spatial media, within a trusted global network.

The Opportunity

What This Enables

  • Owners participate in digital experiences on their terms
  • Authorized management of AR advertising and spatial experiences across real-world locations
  • Brands and media partners engage through authorized channels
  • A shared foundation for spatial media, experiences, and commerce

Voices of Trust

Industry leaders across real estate, media, technology, and public institutions recognize Digital Rights as a new category of infrastructure. Here’s how leaders are thinking about the role of Digital Rights in property, media, and commerce.

“Property owners of all types face continued headwinds from volatile occupancy rates, inflationary pressures on operating costs, increased regulation and property taxes, and other factors that challenge traditional NOI.

They will need to continue to innovate, exploring new ways to unlock value and identify new royalty streams. One new promising avenue is through Digital Rights (DRs), an emerging concept that mirrors assets such as air, water, and mineral rights, which exist “adjacent” to the physical building itself. DRs are an intriguing way for building owners and operators to monetize the emerging digital realm of the 3D spatial Internet, accessible via personal devices and, increasingly, augmented reality (AR) glasses.”

Bryan J. Koop

Executive Vice President, Boston Region BXP

“A rapidly evolving segment is the use of augmented reality and immersive media to project advertising on CRE buildings without the approval of property owners. It is critically important for owners to protect their digital media property rights and be prepared to monetize future digital content opportunities.

Digital Rights Network has created a blockchain based registration platform that enables owners to claim their property’s digital media rights at no cost. The platform not only protects real estate assets from unauthorized digital advertising, but also positions owners to generate royalties through licensing.”

Jay Epstien

Former Co-Chair, DLA Piper Global Real Estate Practice

“When I was first introduced to Digital Rights (DRs) by visionary founder Neil Mandt, I immediately recognized both the critical threat and unprecedented opportunity facing property owners. Just as buildings possess air, water, and mineral rights, DRs enable owners to monetize the rapidly expanding digital layer of our physical world—the 3D spatial Internet accessed through smartphones and AR technologies. Buildings represent the core intellectual property of real estate and warrant the same robust protection and commercialization strategies as other valuable IP assets.

The Digital Rights Network platform provides tracking of digital activity around properties, empowering owners to capture the financial value they deserve in this new 3D digital economy.”

Steve Weikal

Industry Chair, MIT Real Estate Transformation Lab Managing Partner, MET Fund II

“Augmented reality is no longer futuristic—it’s already transforming how people engage with buildings. In 2016, Neil brought a forward-thinking concept to Colliers that few had considered, and with each passing year it’s become clear he was ahead of his time. Our REMS team was the first to partner with him because we recognized that properties now exist in two dimensions: the physical and the digital, with tangible value and real risk in AR.

Digital rights present a timely opportunity to unlock new royalties tied to the evolving digital landscape. Just as we manage mineral, air, and signage rights, we now have the responsibility and opportunity to oversee and monetize digital space in a thoughtful, secure, and future-focused way.”

Karen Whitt

U.S. President, Real Estate Mgmt Services, Colliers

“As a two-term Mayor of Las Vegas and a Board Member of Caesar’s Palace, I am well aware of the value of iconic buildings and how critical it is that brands are able to protect the identity of their architecture and commercial presence. My city in particular is known for creating visual experiences that involve commercial properties so I am a firm believer in the fact that it should be up to building owners to define their identity and control the commerce that comes with it.

Neil is one of the first to realize that the advent of augmented reality puts those rights at risk for every property owner and honestly every town and city too. He’s a pioneer taking steps to protect those property rights and I do believe a lot of people will be very grateful to him for his vision and creation.”

Jan Jones Blackhurst

Two-Term Mayor of Las Vegas

All Your Questions
in One Place

How does the property registration process work?

Register your building by submitting ownership details and documents. Once verified, your property is added to the Digital Rights Directory at no cost and becomes eligible to participate in authorized digital activations.

What is the Real Estate Directory?

The Real Estate Directory is a secure, blockchain-backed, verifiable system of record where brands and advertisers can discover and evaluate properties, requesting access for advertising or media licensing opportunities — ensuring trust, protection, and a solid foundation for monetization.

How do I license property rights?

Authorized partners browse the Digital Rights Directory, identify properties of interest, and submit licensing requests through the platform. Property owners review all requests, approve or decline participation, and coordinate terms directly through Digital Rights Network.

What types of properties can I register on the platform?

You can register commercial, residential, mixed-use, institutional, or land — any real estate asset with verifiable ownership.

What kind of data does the monitoring system track?

Monitoring tools provide aggregated, anonymized insights such as general demographics, foot traffic patterns, peak visitation periods, nearby events, and public news mentions. Monitoring is optional, fully controlled by the property owner, and no personally identifiable information is collected or sold.

Is there a cost to registering my property?

No. Registering properties on the platform is always free of charge. When you accept any licensing opportunities, we take a 5% fee. The property owner always retains 100% control of all decision-making.

What makes you different from others?

Digital Rights Network is the only global network operating a cryptographically verifiable system of record for Digital Rights tied to real-world property — enabling authorized digital activity, repeatable royalties, and long-term infrastructure at scale.

Your Property. Your Rights. Your Royalties.

Digital Rights Network is the global network where property owners register Digital Rights, authorize digital experiences, and unlock new royalties tied to their locations — on their terms.
